DESIGN AND CONSTRUCTION – NON-RESIDENTIAL BUILDINGS

A.THE ARCHITECTURAL PROJECT
The studio’s main service is the design of new-build architectural projects, with particular attention given to all aspects related to energy efficiency.

We pursue creative solutions within a contemporary architectural language, conceived to deliver comfortable, light-filled and sustainable spaces.

B.PRELIMINARY
FEASIBILITY STUDY
Before starting a project or acquiring a plot, we recommend carrying out a feasibility study. This document assesses the site’s potential and approximate costs, helping to evaluate the investment with no obligation to commission the full project.

C.CONSTRUCTION
We collaborate with a well-established network of trusted contractors and technical architects who, should the client wish, can take on the full management of the building’s construction process. This approach allows us to provide continuous and rigorous oversight, ensuring seamless coordination among all parties involved and close control of every stage, from project development through to the final execution of the works.

D.BIM TECHNOLOGY
All our projects are developed using BIM (Building Information Modeling) technology. This methodology allows us to create a 3D virtual model of the building, from which we extract all the necessary information for accurate design, planning, and execution.

E.CONSTRUCTION COST CONTROL
With BIM technology we can offer much more precise and transparent budget control. Every change in the project is updated instantly, allowing the design to be adapted without losing sight of costs. In addition, we work with construction companies that provide economic assessments throughout the process, ensuring clear and reliable information from the very beginning.

F.ENERGY EFICIENCY
We believe in architecture that respects the planet and the future of the people who will live in it. That is why we design buildings with minimal energy consumption and reduced environmental impact. Through BIM modeling, we study sunlight exposure, simulate energy performance over time, and optimize every detail to deliver buildings that are more efficient, sustainable, and comfortable.

G.3D VISUALIZATION
Beyond traditional plans, all our projects incorporate photorealistic 3D images and virtual reality videos. These tools allow clients to accurately visualize the final appearance of the building and facilitate decision-making throughout the design process.

H.GENERAL PROCESS
1.PRELIMINARY DESIGN
In this initial phase, the general schemes of the building are defined and a first indicative estimate of the construction cost is prepared, based on average construction values. The first conceptual images of the project are also presented.

2.BASIC DESIGN
The basic design is the document required for the City Council to grant the building permit. It includes the general plans, the project report, verification of regulatory compliance, and the project’s energy certificate.
In the case of towns near an airport, the corresponding processing of aeronautical easements must also be carried out.

3.DETAIL DESIGN

In this phase, all construction solutions, installations, and structural calculations are developed in detail. The executive project must be approved by the Association of Architects and includes the detailed bill of quantities, which makes it possible to obtain reliable budgets.
Based on this document, we recommend comparing the offer of the studio’s collaborating builders with at least two external proposals, in order to guarantee transparency and ensure the best choice.

5.CONSTRUCTION WORK
Once the City Council grants the building permit, construction begins. Project supervision is jointly carried out by the architect and a quantity surveyor. If the owner wishes, the studio can provide the services of the surveyors with whom we regularly collaborate.

6.BUILDING COMPLETION

Once the construction is finished, we manage the entire subsequent administrative process, including the registration of the new building in the cadastre (land registry) , obtaining the occupancy license from the City Council, the final energy certificate, the certificate of georeferenced coordinates, and the descriptive certificate for the property registry.
